Foundation Vented CrawlspacesThis picture is pretty typical picture for a dirt floor, foundation vented crawlspace. Poorly drained soils and long term condensation in the crawlspace cause these conditions. The end result is wood rot, structural damage, higher energy costs, and poor indoor quality. Good thing it’s under the house where no one can see it, except the poor HVAC repair man or plumber who has to enter this hellhole. For many decades, building codes and “conventional” wisdom have prescribed ventilation with outside air as the main method of moisture and mold control in crawlspaces. Bad idea, especially in homes, condos and townhouses built in resort areas where spring and summer outdoor humidity can approach 100%. Over the past several years, many builders have quietly switched over to constructing vent-less "conditioned crawlspaces".
Conditioned CrawlspacesThis picture shows the crawlspace after The Cleanspace® Crawlspace Encapsulation System® has been installed. Debris and sharp objects are removed from the crawlspace floor. The foundation vents are sealed and a 20 mil thick reinforced plastic liner is mechanically attached the walls and floor of the crawlspace. Any water coming into crawlspace now flows underneath the liner to a drainage and sump pump system. Styrofoam insulation is attached to the walls of the crawlspace underneath the liner and conditioned air is supplied to the crawlspace to prevent condensation. Options include the encapsulation of the floor joists and subfloor with a moisture and mold resistant sealer, the installation of a dehumidifier and remote humidistat to monitor crawlspace relative humidity, and a battery powered back-up sump pump. ![]() Closing and sealing the foundation vents will take care of condensation problems however many homes with crawlspaces, especially those built near estuaries, usually have poorly drained soils and a high groundwater table. Under these conditions, soil moisture readily evaporates and condenses on the insulation. Wooden floor joists and support beams become covered with mold and wood rot. It is typical to see a crawlspace with a 6 mil thick plastic vapor barrier on the soil surface. The barrier quickly becomes ineffective as soon as a repair man crawls on it and rumples it. Before we put the Cleanspace® liner in, we install a subsurface perimeter drain system inside the crawlspace. The drainage system includes a sump pump which discharges water away from the crawlspace. The sump pump is available with a battery back-up system in case of power failure and an audible alarm if the sump pump fails. ![]() The presence of moisture and mold in a crawlspace can cause indoor air quality problems inside the home. A study by Duke University has shown that mold in the crawlspace adversely affects the health of the home’s occupants. It is very important, especially for families with small children or asthmatic family members, to make sure the crawlspace beneath their home is not a reservoir for mold growth. Eliminating the moisture problem by conditioning the crawlspace is the solution. For existing mold problems, we use a variety of remediation methods including HEPA sanding and the application of mold and moisture resistant sealers to the floor joists and subfloor.
